Our fees will cover all the work to complete the initial mortgage or remortgage of your home.

Mortgage

Freehold Legal fees

  • Legal fee £800 plus VAT @ 20%
  • Electronic money transfer fee for a CHAPS £50.00 plus VAT @ 20% and for a BACS £25.00 plus VAT @ 20%

Leasehold Legal Fees

  • Legal fee £1,050 plus VAT @ 20%
  • Electronic money transfer fee for a CHAPS £50.00 plus VAT @ 20% and for a BACS £25.00 plus VAT @ 20%

 

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. This list is not exhaustive and other disbursements may apply. We will update you on the specific fees upon receipt and review of the draft contract papers.

  • Office copy entries fee of £9 plus VAT @ 20% (from the 9th December 2024, due to Land Registry price changes, this will increase to £20 plus VAT @ 20%)
  • HM Land Registry scale fee: between £20.00 and £125.00 dependent on property value
  • Search fees: these vary depending on the circumstances but are typically around £250 plus VAT @ 20%

 

How long will my house mortgage take?

How long it will take from your new mortgage offer until the matter is completed will depend on a number of factors. The average process takes between 4 - 8 weeks.

 

Stages of the process

The precise stages involved in the new mortgage vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

  • Take your instructions and give you initial advice
  • Check finances are in place to fund remortgage and contact lender's solicitors if needed
  • Carry out searches

This stage should take 4 weeks to complete

  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Arrange for you to sign the mortgage deed

This stage should take 2 weeks to complete

  • Arrange for all monies needed to be received from lender and you
  • Complete the mortgage

This stage should take 2 weeks to complete

 

These timings may very if there are delays by third parties and other factors beyond our control.

 

Our fee assumes that:

  • this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  • the transaction is concluded in a timely manner and no unforeseen complication arise
  • all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  • no indemnity policies are required. Additional disbursements may apply if indemnity policies are required
  • the property is registered at the Land Registry

How long it will take for the Equity Release to completed will depend on a number of factors. The average process takes between 4 - 8 weeks.

 

Stages of the process

The precise stages involved in the process vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

  • Take your instructions
  • Liaise with the lenders solicitors once a mortgage offer has been received from them.
  • Check the terms of the offer and report to you on the terms of the offer.
  • Arrange a meeting with you for you to sign all mortgage documentation.
  • Check finances are in place to fund remortgage and contact lender's solicitors if needed

This stage should take about 10 days to complete from receipt of the offer

  • Send all necessary documentation to the lenders solicitors who will set the completion date.

This stage should take 7 to 10 days to complete from the date the lenders solicitors receive all signed documentation.

  • Arrange for all monies needed to be received from lender and you
