Moving House
Buying a house is likely to be the biggest purchase you will make. Indeed, buying and selling a house is one of the most stressful experiences you will go through. We deal with the legal side of the transaction efficiently and professionally, taking away as much of your stress as possible, allowing you to concentrate on the many practical issues that you will have to deal with.
As part of our role, we will carry out a thorough investigation to check things such as; boundary ownership, rights of access, rights for the supply of services and drainage, details of any restrictions which affect the property, and whether additions or alterations have the necessary planning and building regulation approvals.
Before exchange of contracts, we will give you a written report dealing with these matters and copies of all relevant documentation, including a copy of the contract and a copy of the fixtures, fittings and contents list. If you have a query regarding your property in the future, you should be able to find the answer in this report, but, we are always happy to deal with any queries you may have.
Throughout the transaction we will liaise with you and your mortgage lender and estate agent and keep you and them fully advised on progress. If you are re-mortgaging your property to take advantage of a better rate of interest, we will also be happy to advise and deal with this on your behalf.
We are also a part of the Conveyancing Quality Scheme (C.Q.S.) which is the Law Society recognised quality standard for residential conveyancing. The benefit of this membership establishes a level of credibility for firms with stakeholders such as regulators, lenders and insurers as well as residential homebuyers and sellers.
